Ardstone has acquired a large residentially zoned site in Clondalkin, west Dublin, with the potential to deliver up to 1,400 new homes. The purchase price for the eight hectare site is understood to be in the region of €25 million.
The land is currently unplanned but zoned for residential use and is expected to support a sizeable mixed housing scheme alongside social infrastructure. Proposed amenities include a community centre and a new town plaza, aimed at strengthening services and public space in the surrounding area. Ardstone has indicated that construction could begin in 2027, subject to planning and regulatory approvals.
The acquisition forms part of a broader expansion strategy by the company, which has increased its development activity in the Greater Dublin Area. During the current year, Ardstone completed approximately 800 social and affordable homes across Tallaght and Citywest. It has also made significant investments in the private rental sector, acquiring apartment developments at Spencer Place in the North Dublin Docklands and Birchwood Court in Santry for a combined consideration of around €250 million.
Looking ahead, the company plans to commence development on an existing pipeline of roughly 1,000 residential units in 2026, signalling a marked increase in annual output. While this expansion aligns with national housing supply targets, delivery timelines remain exposed to familiar constraints such as planning delays, infrastructure capacity and construction costs.
Ardstone’s developments are funded through capital raised from institutional investors, including major European pension funds and insurance groups. The Ireland Strategic Investment Fund has committed more than €100 million to the platform, reflecting continued state backed support for large scale residential delivery.
The company’s chief executive said the newly acquired Clondalkin site would play a key role in maintaining Ardstone’s future development pipeline and increasing the pace of delivery in the coming years. While large scale schemes such as this are central to addressing housing shortages, their impact will depend on how quickly homes move from zoning to completion in an environment where demand continues to outstrip supply.
